About the Role
Broll Property Group is seeking a skilled Operations Manager to oversee the planning, organization, and management of daily operations for a major property centre within the Fairvest Portfolio. The role ensures the smooth functioning of all facilities, maintenance, security, and service operations while maintaining compliance with health, safety, and company regulations.
The ideal candidate will have strong leadership and problem-solving skills, with proven experience managing large facilities and coordinating with tenants, service providers, and internal teams.
Key Responsibilities
Operations & Facilities Management
- Oversee day-to-day running of the centre including tenant relations, security, air conditioning, electrical, cleaning, and plumbing services.
- Coordinate third-party contractors, vendors, and maintenance providers.
- Ensure facilities are clean, well maintained, and fully operational at all times.
- Respond promptly to emergency call-outs and operational issues.
- Monitor operational costs and ensure cost recovery through appropriate tenant charges.
- Maintain compliance with company procedures, regulatory standards, and building codes.
Planning, Policy & Compliance
- Assist Senior Management in developing operational goals, policies, and long-term budgets.
- Conduct regular policy reviews to ensure efficiency and alignment with business objectives.
- Develop and implement safety and health directives in accordance with OSH regulations.
- Conduct regular inspections and ensure compliance with all safety and legal requirements.
Security Management
- Establish and maintain security systems for the centre and its tenants.
- Conduct regular inspections and risk assessments to identify potential threats.
- Liaise with SAPS, local authorities, and security providers.
- Manage guard staffing, emergency response plans, and security awareness programs.
Financial & Administrative Oversight
- Prepare budgets, forecasts, and operational expense reports.
- Oversee procurement, ensuring compliance with company policies.
- Evaluate and approve service agreements, equipment purchases, and maintenance contracts.
- Track and resolve billing discrepancies and ensure financial efficiency.
Vendor & Contractor Relations
- Maintain strong professional relationships with contractors, suppliers, and external partners.
- Ensure all outsourced services are delivered efficiently, within budget, and to required quality standards.
- Represent the company in external engagements to maintain a positive image and effective collaboration.
Team Leadership
- Lead, mentor, and evaluate operations personnel to ensure optimal performance.
- Set clear objectives, delegate effectively, and conduct regular team meetings.
- Provide training, performance appraisals, and corrective actions as required.
- Manage staffing levels and oversee daily operational activities.
Performance Indicators
- Effective communication and coordination across departments.
- Full compliance with procurement and safety policies.
- Well-maintained and secure facilities meeting company standards.
- Cost-effective and efficient administration of centre operations.
- Strong relationships with tenants, vendors, and contractors.

Qualifications & Experience
- Education: Matric (required); additional training in maintenance or centre management preferred.
- Knowledge:
- Strong understanding of property or centre management procedures.
- Sound knowledge of budgeting, service contracts, and leasing agreements.
- Experience:
- Minimum of 5 years of relevant experience, including 2 years in a supervisory capacity.
