About the Role

Broll Property Group is seeking a dynamic and innovative Marketing Manager for the Boardwalk Inkwazi Shopping Centre in Richards Bay. The successful candidate will be responsible for developing, recommending, and executing strategic marketing programs to enhance the Centre’s visibility, customer engagement, and overall performance.

This role requires a creative professional with a strong understanding of marketing trends, promotional strategies, and brand management within a retail or property environment.


Key Responsibilities

Marketing Strategy & Execution

  • Develop and implement short- and long-term marketing plans in line with business objectives.
  • Conduct market research to identify trends, opportunities, and competitive insights.
  • Plan and execute advertising, promotional, and digital campaigns to drive foot traffic and sales.
  • Prepare and manage the annual marketing budget, ensuring optimal use of resources.
  • Create promotional materials, write marketing copy, and maintain the Centre’s website.
  • Organise creative campaigns, exhibitions, and in-centre events that align with customer trends.
  • Monitor campaign performance and provide detailed analytical reports.
  • Ensure exhibition space is sold and all exhibitor contracts and payments are properly managed.

Public Relations & Communications

  • Build and maintain strong relationships with media houses, vendors, and community partners.
  • Manage social media presence, public communications, and brand reputation.
  • Coordinate advertising campaigns across print, broadcast, and digital platforms.
  • Respond to media and customer inquiries professionally and promptly.

Collaboration & Centre Management Support

  • Work closely with the Body Corporate, tenants, and Centre Management to ensure alignment on marketing objectives.
  • Participate in strategic meetings and report marketing results to management.
  • Assist with the vetting of new vendor applications and coordinate promotional partnerships.

Market Research & Analysis

  • Conduct regular consumer research, brand awareness surveys, and competitive analysis.
  • Evaluate marketing effectiveness and recommend improvements based on data insights.
  • Stay updated on industry trends, retail marketing innovations, and digital technologies.

Financial & Administrative Oversight

  • Ensure all marketing expenditures remain within approved budgets.
  • Track marketing performance against key metrics and report results to management.
  • Contribute to planning and budgeting processes for the Centre’s marketing operations.

Performance Indicators

  • Effective coordination and execution of marketing strategies.
  • Measurable increase in customer engagement and tenant satisfaction.
  • Marketing programs reviewed and optimized regularly.
  • Marketing activities aligned with Centre objectives and budget controls.
  • Strong, positive relationships with tenants, vendors, and media partners.
  • Timely and accurate reporting to management.
  • Adherence to company procedures and ISO standards.

Qualifications & Experience

  • Education: Matric; Associate’s Degree in Business Administration, Marketing, or equivalent qualification.
  • Experience: Minimum of 7 years in marketing, advertising, or public relations, preferably in a retail or property environment.
  • Knowledge:
    • Comprehensive understanding of marketing, branding, and promotional techniques.
    • Familiarity with local marketing vendors and service providers.
    • Strong grasp of budgeting, service contracts, and centre management procedures.

Skills & Attributes

  • Excellent leadership, communication, and interpersonal skills.
  • Strong organisational and analytical abilities.
  • Proficient in MS Office, Adobe Suite, and marketing software.
  • Knowledge of market research techniques, data analysis, and social/web analytics tools.
  • Creative thinker with strong commercial awareness and problem-solving abilities.
  • Ability to coordinate multiple projects and meet tight deadlines.
