Role Overview

CBRE Excellerate is seeking a detail-driven and analytically minded Lease Audit and Compliance Officer to lead a critical function within our property management operations. This role is responsible for ensuring the complete and accurate reconciliation of client lease data across multiple platforms, including physical site schedules and SAP records.

Your primary mission is to identify mismatches, resolve complex data discrepancies, mitigate financial risks, and significantly enhance compliance across the entire lease portfolio. Key Outputs and Responsibilities

The successful candidate will be a pivotal force in driving data integrity and operational efficiency:

A. Lease Auditing and Discrepancy Resolution

• Conduct Comprehensive Audits: Execute detailed lease audits by cross-checking data between:

  • Site schedules versus on-site physical conditions.

  • Formal lease agreements versus SAP-loaded data and billing information.

• Identify Risks: Proactively flag potential risks, including outdated information, undocumented lease amendments, and critical billing or data errors.

• Resolve Issues: Lead the identification and resolution of discrepancies in lease terms, billing data, site information, and compliance items.

• Documentation: Prepare clear and traceable audit findings, providing concise summaries, concrete evidence, and recommended corrective actions.

B. Process Standardization and Improvement

• Template Development: Standardize templates and reporting formats to ensure consistency and clarity in how data is captured, presented, and communicated across the client’s lease management process.

• Process Streamlining: Create and maintain checklists, trackers, and Standard Operating Procedures (SOPs) to streamline future audits and ensure seamless handovers.

• Continuous Improvement: Recommend and implement process improvements based on recurring issues or inefficiencies observed during audit cycles.

C. Compliance and Stakeholder Collaboration

• System Alignment: Collaborate closely with internal teams (Legal, Finance, Operations) to ensure all necessary updates and corrections are accurately applied across all relevant enterprise systems.

• Compliance Assurance: Ensure continuous compliance with contractual obligations, internal controls, and maintenance of audit readiness standards.

Candidate Profile and Requirements

• Experience: Working knowledge of lease agreements and commercial terms is essential.

• Systems Experience: Proven experience with SAP or similar enterprise systems is mandatory.

• Technical Skills: Proficient in Microsoft Excel, Word, and audit documentation practices.

• Mindset: Strong attention to detail, highly analytical mindset, and proven ability to drive process ownership.

• Autonomy: Comfortable working independently and managing complex tasks with minimal supervision.

• Advantageous: A background in property management, compliance, finance, or telecom infrastructure will be considered a significant bonus.
