The Opportunity
CBRE Excellerate, a market leader in commercial real estate services and investments, is seeking an accomplished and entrepreneurial Facilities Manager to lead the local delivery of Integrated Facilities Management (IFM) services for a key corporate client in Johannesburg.
This role requires a dedicated leader with a proven track record in profitable site management. You will serve as the primary on-site leader, ensuring timely and seamless service delivery, managing all aspects of the operational Facility Management team, and acting as a trusted partner and escalation point for the client. Key Areas of Accountability (What You Will Be Doing)
I. Leadership and People Management

Direct Leadership: Provide direct operational leadership to the on-site Facility Management team, creating an environment of accountability.

Performance Management: Create and track employee performance goals and KPIs, drive and monitor employee training requirements, and manage all HR-related issues as an escalation point.

Stakeholder Relations: Ensure smooth working relationships with all internal stakeholders (Finance, Procurement, QHSE) and external client enterprise teams.
II. Commercial, Contractual, and Financial Control

Financial Accountability: Demonstrate full understanding and accountability for all key P&L (Profit & Loss) and KPI drivers.

Contract Management: Maintain intimate understanding of all Client contractual requirements (SLAs and KPIs).

Budgeting: Manage the site budget, perform monthly tracking, and actively support and drive client savings initiatives.

Governance: Attend local and finance review calls, and ensure all Client statutory requirements are met.
III. Service Delivery and Operations

Client Engagement: Serve as a trusted partner to the Client, ensuring regular formal meetings and managing all on-site requests proactively, knowledgably, and creatively.

Supplier Management: Implement effective supplier management processes and support sourcing requirements.

Compliance: Ensure full compliance with the OHS Act and other relevant statutory requirements.

System Management: Oversee the management of CMMS, CFMS, and related service systems.

Asset Management: Interpret maintenance plans, condition assessments, and manage the fixed asset lifecycle.
IV. Sales and Business Development

Organic Growth: Partner with the client to identify and secure organic growth opportunities within the account.

Business Cases: Develop and present compelling business cases for new initiatives.

Working Groups: Participate in working groups for various business development requirements.
Minimum Requirements and Skills
Experience and Education
-
A minimum of 3 years experience in Facilities Management and People Management, with a proven track record of managing successful and profitable client sites.

A relevant Diploma or an NQF Level 5 or 6 Facilities Management Certificate.

Proven Project Management skills and experience.
Technical Knowledge
-
Full working knowledge of Integrated Facilities Management Services (IFM).

Comprehensive understanding of commercial and financial business principles (P&L, EBITDA, GM, GL).

Workable technical knowledge and ability to interpret Maintenance plans.
-
Knowledge of industry best practices and regulatory requirements.

Knowledge of CMMS and CFMS.
Core Skills

Financial/Numeracy Skills (Full understanding of financial principles).

Business Writing Skills (emails and reports).

Computer Literacy (Above average proficiency in Excel, Word, PowerPoint, Power BI).

Interface / Relationships:
This role requires strong collaboration with Internal Business Unit Leads, Finance Managers, Procurement, and QHSE, as well as direct, high-level engagement with Client Structures and Suppliers.
