Job Purpose

Provide strategic and operational leadership in managing a mini portfolio of properties, a single property, or a specific facilities management function. Ensure seamless delivery of all hard and soft FM services, creating a safe, compliant, and high-quality environment that supports business goals, enhances asset value, and aligns with Group Property Services strategy.


Key Responsibilities

A. Strategic and Financial Management

  • Develop, manage, and control operational and CAPEX budgets.
  • Conduct financial analysis and forecasting to optimize expenditure.
  • Authorise and monitor spending in line with delegated authority.
  • Plan lifecycle replacements and maintain accurate asset registers.

B. Hard Services Management (Building and Infrastructure)

  • Oversee maintenance for MEP systems, building fabric, and infrastructure.
  • Ensure contractor compliance with SLAs and KPIs.
  • Enforce legislative compliance with OHSA, SANS codes, and environmental laws.
  • Manage refurbishment and co-location projects from inception to handover.

C. Soft Services Management (People and Environment)

  • Ensure high-quality delivery of cleaning, waste management, pest control, and landscaping.
  • Oversee space planning, MAC, and reception services to optimize workplace efficiency.
  • Monitor and evaluate contractor performance against service standards.

D. Client and Stakeholder Management

  • Serve as the main contact for tenants and internal clients.
  • Conduct tenant meetings, enforce lease compliance, and distribute minutes.
  • Build strong relationships with clients, contractors, and internal stakeholders.

E. Contract and Supplier Management

  • Oversee FM service providers through contract reviews and performance scorecards.
  • Support tendering, vendor evaluation, and selection processes.
  • Enforce compliance with cost, scope, and quality requirements.

F. Risk, Compliance and Business Continuity

  • Enforce OHSA compliance and conduct safety audits.
  • Maintain and test Business Continuity Plans (BCPs).
  • Ensure all compliance certificates are valid and up-to-date.
  • Stay updated on legislation and best FM practices.

G. Leadership and Personal Development

  • Lead and mentor a facilities team (supervisors, artisans, administrators).
  • Foster a culture of inclusion and performance excellence.
  • Pursue continuous learning and professional certification in FM.

Qualifications and Experience

Category Requirement
Essential Qualifications Advanced Diploma / National 1st Degree in Facilities Management, Property Studies, Engineering, or Construction Management
Preferred Qualifications Certified Facility Manager (CFM), Project Management Certification (PMP/PRINCE2)
Experience 5–7 years in facilities management with expertise in both hard and soft services for commercial properties

Technical / Professional Knowledge

  • Comprehensive FM knowledge (Hard & Soft services)
  • Financial planning and cost control
  • Project management principles
  • Compliance with OHSA, SANS 10400, and environmental laws
  • Contract and vendor management
  • Risk and business continuity management
  • Proficiency in CMMS, CAFM, and MS Office Suite
  • Strong communication and reporting skills
